Rental Policies and Procedures
The following policies have been established for all applicants of property managed by Advantage Asset Management.
Fair Housing
Advantage Asset Management strictly adheres to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of race, color, creed, national origin, sex, age, marital status, or physical or mental disability.
Applicant
- Each person 18 years of age or older must completely fill out and sign an application.
- The application will NOT be considered with missing or false information. All applications submitted become the property of Advantage Asset Management.
- Applications must be accompanied by a processing fee to be considered.
- Applicants unable to apply or pay for their application fee online may still fill out a paper application and submit application fees by money order or cashier's check prior to processing. Contact your agent or our office for assistance at 936-582-5270.
Processing Fees
- There will be a 40.00 charge for each applicant. Without this fee, your application is considered incomplete and will not be processed.
- The most convenient way to pay the required application fee is through our website; just follow the link at the conclusion of the application process.
- You may also pay the application fee by Money Order or Cashier's check. No Personal Checks will be accepted.

- These fees are NON REFUNDABLE, even if you are not accepted.
Credit Criteria
- Advantage Asset Management will obtain a credit report.
- Applicant-supplied reports will not be accepted.
- The tenant selection criteria may include factors such as criminal history, credit history, current income and rental history.
Prior Rental History
- No civil judgments related to prior rented properties and no past evictions.
Criminal History Criteria
We will reject any applicant for a history of any of the following:
- Any instance of entering a plea of guilty or nolo contendere to, have been found guilty of, or been convicted of a felony or sex offense, regardless of an order granting probation, community supervision, deferred adjudication, or suspending the imposition of sentence.
- Any conviction in the last 5 years for possession of or intent to distribute a controlled substance, or assault related convictions.
Credit Score and Deposit Required
Credit is assessed on a case by case basis. We will only use our internally generated credit reports and criminal background data, which we acquire from Online Information Services. We do not accept credit reports provided by prospective tenants. We will use the highest score of those named as "Parties" to the lease. If two or more adults live on the property and are financially responsible, all must meet minimum credit guidelines. We will determine the amount of the deposit based on the following general guidelines:

Guarantor Policy
- Approved guarantor must complete an application and have a credit score of 700 or above.
Applicants with NO CREDIT HISTORY available
- Additional $50.00 application fee
We will accept a NO CREDIT HISTORY applicant if the following criteria are met:
- Must be locally employed.
- Must provide letter from employer verifying employment and salary. (100% callback to employer to verify)
- 200% of 1 month rent SECURITY DEPOSIT
- Upon signing lease agreement, copy of driver's license/passport, and copy of last pay advice or paycheck stub.
Pets
- If pets are allowed, the security deposit will be increased by $250.00 for each pet. For any dog, you MUST show proof of Renter's Insurance that covers the dog. Dog breeds which are considered "aggressive" are not approved for any of our rental properties, including: Rottweilers, Dobermans or any dog known as "pit bull" (also known as American Staffordshire Terrier, American Bulldog, American Pit-bull Terrier, etc). No exceptions. In the landlord's sole discretion, we reserve the right to refuse any pet.
Approval and Move-In Conditions
Advantage Asset Management will continue to advertise and consider all other applications for the subject property until the following has been provided:
- Application(s) have been paid for, completely verified and approved.
- All Applicants have provided Photo I.D and a copy of their Social Security Card(s) or T.I.N. Card(s).
- Security Deposit in the form of money order or cashier's check has been received.
- A lease agreement has been signed.
SECURITY DEPOSIT AND FIRST MONTHS RENT MUST BE IN A CASHIERS CHECK OR MONEY ORDER. CASH WILL NOT BE ACCEPTED. FIRST MONTH'S RENT CHECK MADE PAYABLE TO: ADVANTAGE ASSET MANAGEMENT, SECURITY DEPOSIT CHECK MADE PAYABLE TO: ADVANTAGE ASSET MANAGEMENT
