Rental Policies and Procedures
Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.
Fair Housing
Alpine Realty and Management adheres strictly to all requirements of the Fair Housing laws. We do not discriminate against any applicant for any reasons of disability, race, creed, color, sex, sexual orientation, marital status, familial status, religion, national origin, or ancestry or source of income.
Applicant
- Each person 18 years of age or older must completely fill out and sign an application.
Application Fees
- There will be a $30.00 application fee for each applicant.
- You may also pay the application fee by money order or cashier's check.

Credit Criteria
- Alpine Realty and Management will obtain a credit report.
Income Criteria
- Applicants' income must be 2x the rent amount.
- Unverifiable income will NOT be considered.
Approval and Move-In Conditions
Alpine Realty and Management will continue to advertise and consider all other applications for the subject property until the following has been provided:
- Application(s) completely verified and approved.
- Security Deposit has been received.
- A rental agreement has been signed.
- Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Alpine Realty and Management LLC with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Alpine Realty and Management LLC with a PTSR, Alpine Realty and Management LLC is prohibited.
- If Applicant provides Alpine Realty and Management LLC with a PTSR: a) the PTSR must be available to Alpine Realty and Management LLC by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports; 2) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
